Supply and demand in Paradise Valley in the month's inventory decreases in supply even more in the last two weeks for the up to 1 million price category. If you are a home as a Seller in need of remodel or even priced at "lot value" in Paradise Valley, this is a good time to sell your home, evidenced by a "green/surplus demand" of Buyers. The 1-3 million price range fluctuated very little.
The 3-4 million range decreased "slightly" for Sellers although still has over a year year supply. The most improved price range category was the 4-5 million dollar price range with a significant reduction in Sellers to closings and under contracts although still in excess supply (over a year). The over 5 million range continues at a very slow pace with over a 3 1/2 year supply of inventory! If you are a Seller in any RED ZONE, pricing is imperative if you want to get your hold sold.
